Nancy and Keith have been successfully using Investment Real Estate as a long-term wealth creation vehicle since 2003. One of our key goals is to build wealth for our investor’s one property at a time. Over the past several years, we have been educating ourselves, working exhaustively and have become Sophisticated Real Estate Investors. We are members of the Real Estate Investment Network (REIN), the Professional Real Estate Investment Group (PREIG) and the Canada Real Estate Investment Club (CanREIC). We have come across many great real estate opportunities and have achieved great returns for our investors.

The Key that we have found to investing in Real Estate is based on 3 pillars:
1. Buy Using A Proven System. The system that we have chosen to use is the Authentic Canadian Real Estate System (A.C.R.E. System) as described in the Canadian best selling bookReal Estate Investing in Canadaby Don R. Campbell. This system has taught us about the critical economic fundamentals affecting real estate and how to use this information to evaluate areas and properties to achieve the maximum returns on our investments. We believe in the teaching of this book so much that we enjoy giving a copy to our joint venture partners to read as our gift.
2. Establishing Key Relationships. For the past 4 years we have been building our Real Estate dream team, consisting of Realtors, Mortgage Brokers, Lawyers, Property Managers, Accountants, a Bookkeeper, Investors and all the key players required to run an Investment Real Estate Company. Our Realtors all have experience either working with or personally as real estate investors themselves. Not only does our Mortage Broker, Dan Heon, have access to the most investor friendly lenders he also has 20 years experience as an investor and as a member of REIN understands our needs and goals. Our Lawyer, Barry McGuire, is an expert in Real Estate deals and his experience is fundamental in making sure every agreement is properly written. We have selected only the best property managers to work with. In fact, Regency Property management who manages our Regina property was selected as #1 in the country for 2010 by Canadian Real Estate Magazine readers. As you can see we have a well established team behind us and all are experts at what they do. Each of these relationships has been built around the win/win principle.
3. Follow-through and Action. In order to have purchased 5 properties over the last 4 years massive education and action has been undertaken. Working primarily with investors like you has helped create leverage and focus acquiring only theright properties in the right areas.
The primary keyto our success is buying Positive Cash Flow Real Estate located in Saskatchewan and expanding communities of Calgary, Alberta, only when the price and our completed detailed Due Diligence checklists fit our system. Buying positive cash flow real estate is very important since over the years values will fluctuate up and down. With positive cash flow properties you as investors will not need to worry about these fluctuations. Positive cash flow means money in your pocket no matter what fluctuations in prices happen. As partners we will decide together when the best time is to sell and maximize our profits.
Thesecondary keyis working with investors like you. This allows you to profit from our Real Estate knowledge, without having to take the time to do all of the research and work involved in purchasing and maintaining an investment property, along with the years to educate yourself and go through the time and trouble to learn through trial and error. Time is valuable and we have the system, “Plug into it”.
Thethird keyis an area of expertise that is exclusive to Nancy and me. Since 2007 we have committed ourselves to finding free local, provincial and federal government moneythrough grants for upgrades and renovations to our properties. To date, our largest grant approval is for $26,500.00 of which $17,400.00 was funded by a government grant. These grants provide our investors and us with higher cash-flow and increased equity in our properties at the government’s expense.

We are now looking to significantly expand our real estate holdings over the next five years with the assistance of investors, such as you. We will be purchasing a minimum of 10 cash-flowing properties in this time.
